Prep and prime on every job - because what goes under the paint determines how long it stays.
What Full-Prep Exterior Painting Means for an LA Home
Exterior painting in Los Angeles means more than choosing a color - it means protecting the surface underneath.
Full-prep exterior painting covers the entire sequence: surface assessment, cleaning, scraping, patching, priming, and topcoat application. Every step is part of the same project. None are optional, and none are skipped.
SNA Remodeling Hollywood handles exterior house painting in Los Angeles CA as part of a full construction and remodeling scope. That means the crew assessing your surface is the same crew applying the finish. Preparation, priming, and painting are handled under one project - not split between separate trades.
How Los Angeles Conditions Shape Every Exterior Repaint
Los Angeles puts more stress on exterior paint than most homeowners realize.
The sun here is close to constant. UV radiation - the wavelengths that break down paint binders - hits LA homes roughly 280 days a year. That relentless exposure causes chalking and fading faster than paint manufacturers' estimates, which are often based on national averages rather than Southern California conditions.
Stucco exteriors - one of the most common exterior finishes across LA and West Hollywood - need specific prep and compatible paint systems. Standard acrylic latex exterior paint (a flexible, water-based topcoat formulated to expand and contract with the substrate) works well on stucco, but only if the surface underneath is clean, sealed, and free of existing adhesion failures.
Here's what matters about LA's microclimate variation: a home in coastal Santa Monica sits in marine air for most of the year, while a home in Pasadena or Burbank faces weeks of dry heat that can exceed 100°F. Paint systems that perform well in one condition don't always hold up in the other. Matching the coating to the location matters.
SNA Remodeling Hollywood dispatches from 1433 N Martel Ave - central Los Angeles - which puts crews within practical reach of the full basin, from the Hollywood Hills to Long Beach and west to Santa Monica.
A Call We Often Get: Peeling Paint on a Stucco Exterior
Peeling stucco paint almost always points back to what wasn't done before the last coat went on.
I'm Liam Harris, founder of SNA Remodeling Hollywood. A call we often get goes something like this: a homeowner notices their stucco exterior starting to peel - not at one spot, but in patches across the south-facing wall. The house had been painted two or three years earlier, and they're frustrated it's failing so fast.
When we look at a situation like that, the first thing I check is whether the previous job included proper surface preparation and a primer coat. In most cases where paint fails early on stucco, the prep was rushed or the primer was skipped entirely.
Paint adhesion failure - peeling or bubbling caused by skipped prep or incompatible coating layers - isn't a paint quality issue. It's a surface issue. The topcoat only holds as long as the layer beneath it holds. On stucco, that means the surface needs to be cleaned of chalk, efflorescence, and any old paint that's already lost its bond. Hairline cracks get filled. Damaged stucco sections get patched and allowed to cure. Then the primer coat goes on - a bonding layer applied before the topcoat to improve adhesion and durability.
Only after that does the exterior paint go on. Two topcoats, not one. When you do it in that order, the finish holds. When any step gets compressed, the timeline shortens - and not in a good way.
South-facing walls in Los Angeles take the hardest UV hit of any surface on the house. That's the wall that shows failure first. It's also the wall where proper prep makes the biggest difference.
The Prep Work Is Where the Job Is Won or Lost
Good exterior paint starts well before the first coat touches the wall.
A question we hear regularly: "How do you know the paint will last this time?" The honest answer is that it comes down to what happens before the brush or sprayer comes out.
Exterior paint surface preparation - scraping, sanding, cleaning, and repairing surfaces before paint is applied - is the most time-consuming part of a repaint job. It's also the most important. A surface that isn't clean and stable won't hold a topcoat, no matter how good the paint is.
Every home exterior we work on starts with a surface assessment. We check for existing adhesion failure, moisture damage, cracked caulking around windows and trim, and stucco conditions that need patching. We don't start painting until those conditions are addressed.
That process is what gives a residential exterior painting job its actual lifespan - not the brand on the paint can.
From Surface Assessment to Final Topcoat - How We Work
Every exterior repaint follows a clear sequence built around surface condition, not just color.
Surface assessment and condition mapping come before any materials are ordered. Pressure washing and hand-cleaning remove chalk, dirt, and loose material. Areas with existing paint adhesion failure get scraped and sanded. Stucco cracks, gaps, and damaged sections are patched with compatible filler. Caulking around windows, doors, trim, and architectural transitions is replaced where needed.
From there, a full primer coat goes on every cleaned and patched surface - no exceptions. Once primer is confirmed dry, UV-resistant paint - exterior coatings formulated to resist color fade from prolonged sun exposure - goes on in two topcoats. Trim and fascia painting - detail work on window frames, eaves, and architectural trim - is completed after the field coat sets. A final walk-through and surface inspection close out the job.
Acrylic latex exterior paint is the standard on most LA homes because of its flexibility. Stucco and wood both expand and contract with temperature. A paint system that can't move with the substrate will crack. Acrylic latex handles that movement without failing at the bond.
For homes in the 90046 zip code and surrounding neighborhoods, we also assess sun angle before recommending sheen levels. Higher sheen holds up better on south- and west-facing walls. Flat finishes work on north-facing walls and covered overhangs where UV exposure is lower.
What Happens on Job Day, in Order
The sequence matters - every step sets up the one that follows.
Surface Diagnostics
We arrive and do a full walk of the exterior before any equipment comes off the truck. We confirm the surface conditions match the pre-job assessment. Any new cracking, moisture staining, or paint failure that developed since the initial visit gets documented and addressed before we start.
Implementation
Pressure washing comes first. Once the surface dries - usually the following morning - scraping, patching, and caulking happen in order. Primer goes on next. We don't rush the cure time on primer. In LA's warm, dry climate, cure happens faster than in humid markets, but we still follow the manufacturer's minimum cure window before applying topcoat. Two coats of UV-resistant acrylic latex go on after primer is confirmed dry. Trim and fascia painting wraps the job after the field coat sets.
Post-Service Confirmation
Before we call a job complete, we walk every elevation - all four sides - with the homeowner or their representative. We check for missed spots, uneven sheen, and any trim work that needs touching. The home exterior paint job is finished when every surface passes that inspection, not before.
