California law allows JADUs up to 500 sq ft inside your existing home - no new construction required.
What a JADU Actually Is - and What It Costs to Build One
A JADU is a self-contained rental unit built entirely inside your existing home - no addition, no new foundation.
That's it. No new footprint. No ground disturbance.
The conversion uses space that already exists - a spare bedroom, a ground-floor den, an oversized room that sits empty most of the year. The building envelope, meaning the existing walls, roof, and foundation, stays exactly as it is. You're reconfiguring interior space, not adding to the structure.
Cost-wise, a JADU conversion is substantially less than building a detached ADU or a full room addition. You're not pouring concrete or framing new exterior walls. The mechanical and structural work is contained within what you already have.
One thing most homeowners don't realize about JADUs: California law doesn't require a new parking space when you create one. That changes the math significantly for Los Angeles properties where lot space is tight.
Why Los Angeles Homeowners in Culver City and Inglewood Are Choosing JADUs
Los Angeles single-family neighborhoods are full of homes with one room too many - and rents that make converting that room worth it.
We work across the Greater Los Angeles Area, dispatching from our office at 1433 N Martel Ave. Culver City and Inglewood are areas where this comes up constantly.
In single-family zoning - where JADUs are permitted by right under California state law - these conversions are a practical financial move. LA rents are high. Mortgage costs have climbed. A ground-floor bedroom in Inglewood or a back-of-house den in Culver City can generate consistent monthly income without changing the exterior look of the property at all.
The homes in these neighborhoods were mostly built mid-century. Many have oversized ground-floor footprints, wide corridors, or bonus rooms that predate modern open-plan layouts. Those spaces convert well. They already have ceiling height, exterior wall access for a private entry, and enough square footage to clear the efficiency kitchen requirement.
West Hollywood and Silver Lake properties present similar opportunities - though lot configurations vary. We assess each home individually before designing anything.
A Common Call We Get: "I Have a Spare Bedroom - Can It Become a Rental?"
Most of the time, the answer is yes - and the conversation goes from there.
I'm Liam Harris, founder of SNA Remodeling Hollywood. A call I get often goes something like this: a homeowner has a ground-floor bedroom, maybe 350 to 400 square feet, that no one uses. They've heard about JADUs. They want to know if their house qualifies and what the process actually looks like.
The first thing I ask is whether the room has exterior wall access. A JADU under California JADU law requires a separate entry - not shared with the main unit's primary entrance. That's usually the deciding factor. If the room sits on an exterior wall and we can create a dedicated door, we're already in good shape.
The second question is bathroom. Most ground-floor bedrooms in Los Angeles homes share a hall bathroom. Sometimes that bathroom is directly adjacent to the target room. If it is, we can redesign the access so the JADU has its own entrance to that bathroom, fully separate from the main living area.
The kitchen piece is straightforward. An efficiency kitchen - cooktop, sink, compact refrigerator - fits in about 8 linear feet of wall space. We've built them into closet alcoves, short hallway walls, and former laundry spaces.
Once those three elements are confirmed - separate entry, bathroom access, kitchen space - the layout design and permit drawings move quickly. California JADU permitting is a defined process. When the drawings are accurate and the site conditions are documented, approvals follow.
Here Is Exactly What Qualifies Under California JADU Law
The eligibility rules are specific, and meeting them is straightforward when the home is assessed properly.
California law is clear on what a JADU requires. The unit must be contained within the walls of an existing single-family home - that's the building envelope rule. It cannot exceed 500 square feet. It must have its own entrance, either from the exterior or through a dedicated interior corridor separate from the main home.
The owner-occupancy requirement matters here. Under California JADU law, the property owner must live in either the primary dwelling or the JADU itself. This isn't a hurdle - it's simply a condition tied to how the deed restriction is recorded.
California does not require a separate utility meter for a JADU. The unit can share gas, water, and electrical service with the main house. That significantly reduces the cost of conversion.
No additional parking space is required. That's state law.
We handle the JADU deed restriction filing as part of the permitting process. It's a recorded document that confirms owner-occupancy compliance - required before the city issues a certificate of occupancy.
How We Design Your JADU Within the Walls You Already Have
Every JADU we build is designed around the specific layout and dimensions of your existing home - not a template.
Our process starts with a site assessment. We measure the target space, document ceiling heights, identify exterior wall locations, and confirm utility access points. From that information, we build the layout.
Here's how we approach it:
- Entry design:We locate the most practical point for a private exterior door - or, where required, a separate interior corridor - based on the room's position within the home.
- Bathroom configuration:We reconfigure or expand bathroom access to create a fully private bathroom within the JADU's square footage.
- Efficiency kitchen placement:We design the kitchen to fit within the available linear wall space. Compact layouts work well in spaces where every foot counts.
- Permit-ready drawings:All layouts are drawn to California JADU code standards before submission to the city.
- Interior build-out:Framing, insulation, drywall, flooring, fixtures, and finishes are all handled by our in-house team.
Three coats. Not two. That's our finishing standard on drywall throughout.
We stay with the project through final inspection.
From Layout Approval to Final Inspection - Your JADU Build, Step by Step
The build follows a defined sequence - design, permit, construct, inspect - with no gaps in accountability.
Site Assessment and Layout Design
We walk the home with you. We measure the target space and photograph the existing conditions. We produce a JADU layout that shows the entry point, bathroom placement, kitchen wall, and interior partition work required. You review and approve before anything is submitted.
Permit Drawings and Filing
Permit drawings are prepared to California JADU code requirements and submitted to the city. The drawings include floor plans, electrical, plumbing, and any structural notes. We file the JADU deed restriction documentation at the same time - so owner-occupancy compliance is on record before construction begins.
Interior Conversion and Construction
Once the permit is issued, construction starts. This is an interior conversion - work happens entirely within the building envelope. Framing adjustments, bathroom reconfiguration, efficiency kitchen rough-in, electrical panel updates if needed, insulation, drywall, paint, and finish flooring are all completed in sequence.
Final Inspection and Certificate of Occupancy
We schedule and manage the final inspection. Our team is on-site when the inspector arrives. Once approved, the city issues a certificate of occupancy and the unit is legally rentable.
